What exactly is included in the base price?
The base price includes your fully prepared foundation or ground screws, the structural insulated panel (SIP) build, professional installation by our team across Mainland UK, external cladding in your chosen colour and style, and UPVC or aluminium doors and windows as specified. Insulation is built into the SIP panels as standard.
What is a ground screw foundation and why is it better?
Ground screws are a modern alternative to a concrete foundation. They are engineered steel screws driven directly into the ground and can be specified to take any load — including heavy gym equipment, hot tubs, and more. They are faster to install, less disruptive to your garden, and just as strong as a concrete base.
What is a Structural Insulated Panel (SIP)?
SIPs are high-performance building panels used in walls, roofs and floors. They consist of an insulating foam core sandwiched between two structural boards, meaning your garden room has insulation built in from day one — no extra insulation required.
What's not included in the base price?
Interior fit-out (plastering, flooring, decoration), electrical services, decking, and media wall are all priced separately as optional add-on packages. This means you only pay for what you need and can choose the level of finish that suits your budget.

Every building in our Space range comes with a comprehensive 10-year structural warranty as standard — giving you complete confidence in your investment.
