When a homeowner in York came to us with a problem — a narrow, wasted side passage between their house and garage that was collecting clutter and going nowhere — we knew exactly what was needed. A bespoke, made-to-measure lean-to shed, built to fit the space perfectly and built to last.

Before We Started

The existing side passage featured a weathered close-board fence and ornate iron gate — functional but offering no usable storage and wasting the full length of the passage.

Scope of Work — York, North Yorkshire

  • Removal of existing close-board timber fence panels and ornate iron gate
  • Installation of pressure-treated structural softwood timber frame, spanning the full length of the side passage
  • EPDM single-ply rubber flat roof with positive fall, fully waterproofed and UV-stable (50+ year lifespan)
  • Horizontal lap panel timber cladding to front elevation
  • Full-height tongue-and-groove timber door with heavy-duty black strap hinges and black bolt
  • White uPVC fascia, square-profile guttering and downpipe
  • Solid concrete base laid prior to build
  • Completed in a single day by our own in-house team — no subcontractors

The Brief

The customer had a long, narrow side passage running alongside their brick-built detached home in York. The space sat between the house wall and the driveway, directly beside the detached garage — too tight for any standard off-the-shelf shed, and too valuable to leave unused. They needed something that would:

  • Make full use of the available length and height of the passage
  • Look smart and complement the existing brick property
  • Keep the interior completely dry and secure year-round
  • Require minimal maintenance going forward

There was no standard product on the market that would do the job. So we designed and built one from scratch.

The Build

Pressure-Treated Timber Frame

The entire structure is built on a robust pressure-treated softwood framework, engineered to sit flush against the house wall and span the full length of the side passage. Pressure treatment ensures the timber is protected against rot, damp, and insect damage for decades — no annual painting or staining required.

Lap Panel Cladding

The front elevation is clad in traditional horizontal lap panels, giving the shed a clean, classic appearance that sits naturally alongside the brick elevations of the property. The panels are fixed to the structural frame with precision, leaving no gaps for water ingress.

EPDM Flat Roof

The roof is finished with a single-ply EPDM rubber membrane — the same material used on commercial flat roofs and increasingly specified on premium domestic outbuildings. EPDM is fully waterproof, UV-stable, and carries a life expectancy of 50+ years with zero maintenance. It was installed with a positive fall to ensure rainwater drains cleanly away from the house wall.

White uPVC Fascia, Guttering and Downpipe

A white uPVC fascia board, square-profile gutter, and matching downpipe were fitted to the front corner of the structure, channelling rainwater cleanly away from the building and the adjacent driveway. The white finish ties in neatly with the property's existing window and door surrounds.

Tongue-and-Groove Door with Black Ironmongery

Access is via a full-height tongue-and-groove timber door, hung on heavy-duty black strap hinges and fitted with a matching black bolt. The door opens the full width of the end elevation, giving easy, unobstructed access to the entire length of the storage space inside.

Concrete Base

A solid concrete base was laid prior to the build, providing a level, stable, and permanent foundation for the structure. This is included as standard on all our bespoke builds — we never cut corners on groundworks.

The Result

What was once a neglected, awkward side passage is now a fully enclosed, weatherproof lean-to shed that runs the full length of the gap — maximising every square inch of available space. The customer now has secure, dry storage for garden tools, bikes, outdoor furniture, and seasonal equipment, all neatly tucked away and completely out of sight from the street.
