Do I need planning permission for the Palmako Irene M+?

In most cases, no. At 6.73m x 5.70m and 316cm overall height, the Irene M+ will fall within Permitted Development rights for most residential properties in England and Wales, provided it is used as an ancillary garden building, is sited within the curtilage of a dwelling house, is not forward of the principal elevation, and does not cover more than 50% of the garden area. However, at 316cm height, the Irene M+ exceeds the 300cm eaves height threshold that applies to buildings within 2 metres of a boundary — so siting will be important. Listed buildings, conservation areas, and National Parks have different rules. We always recommend confirming with your local planning authority before ordering.

Does the price include everything — foundations and timber treatment?

Yes. Foundation preparation and installation and Smart Seal timber treatment are both included. Roofing upgrades are available at an additional cost — please contact us to discuss. No hidden costs, no separate groundworks quotes.

What type of foundation does the Irene M+ need?

We assess each site individually and install the most appropriate foundation as part of the price. For most residential gardens, this will be ground screws or composite pads. Where ground conditions require it, we can install a concrete slab. We will advise you on the best option during the pre-installation survey.

What extra protection do you install at foundation level?

On every installation, we fit a composite damp-proof strip along the base of the foundation beneath all pressure-treated timber. We lay a ground membrane beneath the entire building to manage moisture and suppress weed growth. And we install anti-insect and rodent mesh to prevent ingress beneath the floor — a detail that most garden building installers simply do not include. We do everything we possibly can to make every structure we install last as long as possible.

Can the canopy be positioned on either side?

Yes. The Irene M+ has a reversible design, meaning the 16.2m² canopy can be positioned on either side of the enclosed summer house to best suit your garden layout. We will confirm the preferred orientation with you before installation.

Can the canopy be used as a carport?

Yes. The 16.2m² covered canopy is well suited to use as a carport, covered entertaining area, outdoor kitchen, or sheltered seating space. Please contact us if you have specific requirements for the canopy use.

What roofing do you install on the Irene M+?

What is Smart Seal and how long does it last?
