EPDM is a synthetic rubber membrane — the professional-grade waterproofing solution for flat and low-pitch roofs. The Cecilia XL’s flat pent roof is too shallow for tiles or shingles to perform reliably, and EPDM is the correct and only appropriate finish, with a typical lifespan of 50+ years. We will never use standard shed felt on any building we are responsible for.

What is Smart Seal and how long does it last?

Smart Seal is a clear, penetrating timber sealant applied to all external timber as part of the installation. It provides up to 10 years of protection against weathering, moisture ingress, UV damage, and biological growth. After 10 years, a single re-application coat is all that is needed.

Can the Cecilia XL be used as a permanent annexe or commercial office?
