It begins where moisture is allowed to linger: at the foot of a post, beneath trapped debris, around an unsealed fixing or within a poorly ventilated corner. Knowing how to prevent timber rot means designing and caring for every timber detail so it can dry properly after British weather has done its worst.
Timber is an exceptionally durable natural material when it is selected, detailed and maintained with care. The aim is not to make it unnaturally waterproof. It is to manage moisture, protect vulnerable end grain and create conditions in which decay fungi cannot thrive.
What causes timber rot outdoors?
Rot is caused by fungi that feed on wet wood. For fungal decay to establish itself, timber needs sustained moisture, oxygen and a suitable temperature. In practical terms, the danger zone is not a shower of rain followed by a breezy afternoon. It is timber that remains damp for weeks because water cannot escape or air cannot circulate.
There are two broad forms of decay commonly discussed. Brown rot breaks down the wood structure, leaving it dark, brittle and prone to cracking into cube-like pieces. White rot tends to leave timber paler, softer and fibrous. Both are signs that moisture has been present for too long, and both demand more than a cosmetic repair.
The most vulnerable areas are predictable: timber touching soil, horizontal surfaces that hold rainwater, cut ends, joints, post bases, roof edges and locations concealed by planting, furniture or stored items. Even premium timber will have a shortened life if these details are overlooked.

Keep structural timber clear of the ground
Posts should not sit directly in soil or against permanently wet paving. Protect timber without trapping moisture
Finishes are valuable, but they are not a substitute for sound design. A coating cannot reliably compensate for a post buried in wet soil or a gutter that overflows onto cladding. Think of treatment as part of a wider care plan rather than a single, permanent solution.
For naturally durable oak, many owners choose to allow the surface to weather naturally. This can be a beautiful, low-intervention finish, provided the structural details manage water effectively. If you prefer to retain a warmer tone, a suitable UV-resistant exterior oil can slow the silvering process. It will need renewing at intervals, particularly on sun-facing or rain-exposed elevations.
Paint, opaque stains and microporous systems can offer strong weather protection on suitable timbers, but preparation is vital. The surface must be clean, dry and sound, while every cut end and joint receives proper attention. A finish that begins to crack, peel or lift should be addressed promptly, as it may trap water beneath the surface rather than shed it.
Avoid applying a heavy, non-breathable coating to timber that is not fully dry. It may look immaculate at first, but sealing in moisture is an invitation to problems later. Seasonal care for pergolas, gates and garden buildings
A short inspection twice a year is usually more valuable than an ambitious restoration every five years. Early spring and early autumn are sensible times to look closely, before and after the wettest part of the year.

For decking, maintain clear gaps between boards so water and debris can fall through. Do not let planters sit directly on the surface for long periods. Raised feet or a repositioning routine will reduce the risk of damp patches and uneven weathering beneath them.
Deal with moisture problems before treating the timber
If you find suspected rot, resist the temptation to brush on preservative and hope for the best. First identify the source of moisture. It may be a leaking gutter, a failed seal, a blocked drainage channel, soil built up against cladding or a roof detail directing water into a joint.
Once the cause is resolved, allow the timber to dry and assess the extent of the damage.
